Duct cleaning in Palo Alto homes

The job starts with a walk of the system. We count supplies, find the returns, open the air handler. Then we seal every register with film. A negative-air machine connects at the trunk. Agitation comes next: whips and brushes pushed through each branch, working back toward the collection point. The blower wheel and coil face get cleaned by hand. Film comes off last, register by register.

Palo Alto complicates this in ways most cities do not. Large 1950s Eichler and Eichler-style tracts have radiant slab heat and no ductwork at all until owners retrofit mini-splits or add attic air handlers. If that describes your house, there may be nothing to clean. Short runs off an attic unit, and we will tell you so.

Postwar ranch neighborhoods south of Oregon Expressway are different. Original galvanized duct sits in low crawlspaces. Access is tight, seams separate, and panned joist returns pull crawlspace air.

Near downtown and Professorville, the 1920s-40s Spanish and Craftsman stock has been remodeled repeatedly. Drywall and demolition dust gets pushed into existing systems. Add oak, sycamore and plane tree pollen spring through early summer, settling on a flat valley floor with little wind scour.

Frequently Asked Questions

My house is an Eichler with radiant slab heat — do I even have ducts to clean?

Often not. The original Eichler and Eichler-style homes here were built around in-slab radiant heating with no ductwork at all, so there's nothing for us to clean unless something was added later. What we do see constantly is retrofit work: ducted mini-split branches, or an air handler dropped into the low attic with flex runs feeding new registers. Those retrofits are what we service. If you're not sure what you have, look at your ceilings and walls for supply registers. If there are none and your floors warm up, you're on the original slab system. Send us a photo of the equipment and we'll tell you straight whether a cleaning makes sense or whether you'd be paying us for nothing.

We just finished a kitchen and bath remodel. Is it worth cleaning the ducts now?

This is the most common reason we get called in Palo Alto. Remodel and addition work is near constant here, and drywall sanding dust and demolition debris are fine enough to travel past plastic sheeting and settle deep in the supply runs. If the system ran at all during construction, or if registers were left open, that dust is in the trunk line and it will keep recirculating for months. Wait until the dusty phases are done (final sanding, flooring, paint), then have the system cleaned. Doing it mid-project means doing it twice.

What drives the price up or down on a Palo Alto home?

Access, mostly. Postwar ranch homes south of Oregon Expressway typically run original galvanized duct through crawlspaces that are tight, and working a cleaning line through a low crawl takes longer than a job where everything's reachable from a standing attic. Older Spanish and Craftsman homes near downtown and Professorville are the other end. Ducts were usually added after the fact, so runs are odd, sometimes split between a basement and an attic, and register counts vary a lot house to house. Attic-mounted air handlers in retrofitted homes are usually the fastest. Count your registers and tell us whether the equipment is in the attic, crawlspace, or a closet, and we can give you a realistic figure over the phone before anyone comes out.

How quickly can someone get out here?

Usually within a few days for a standard scheduled cleaning. Spring through early summer is our busiest stretch locally, because oak, sycamore, and plane tree pollen off the street trees is heavy and homeowners notice it the same week. If you're calling in April or May, book a little further ahead. Post-remodel jobs we try to fit quickly, since most people are trying to move back in.

What Happens After You Call Us

Step 1

Call and tell us how many furnaces or zones you run and roughly when the house was built. We book a two hour window and text you when the van leaves.

Step 2

We walk the attic runs, count supply and return registers, and check the condition of your flex. Then you get a written quote before a single vent cover comes off.

Step 3

We clean, run the system to verify airflow at each register, vacuum up any drop, and put the furniture back. You pay the quoted number, nothing added.
